FOXTONS-RICHMOND -as I have had no success in resolving my issue through telephone calls &,numerous e-mails ,I have decided to try this way .
I have been renting for 9 months(nine months) from Foxton's. This has been the beginning of 'The Foxton Saga .-'problems with the property management regarding repairs etc .
I keep getting differing stories from different managers, from organising boilers repairs/checks to minor fixing of showers ,shower doors etc .
I have sought legal advice and have been told that Foxton's have breached Tenancy agreement .
Without having to seek legal advice ,through common sense I knew ,as well as my friends that I complained and expressed my frustrations to, knew .
The question is :
to what extent did they breach this agreement -This is the issue?
what recompense do I get for having to live in a situation or under conditions not agreed to and which are potentially harmful and dangerous ?
I would like to know why the repairs have not been undertaken even though all factors have been mentioned to the property manager..
My property Manager ,Richard, appears to be making 'empty 'promises following in the footsteps of his predecessor in not resolving this issue .
Foxton's I have discovered ,is quick off the mark to follow-up for potential Tenancy /Lease agreements with good sales talk .
They have just proved and shown that they cannot deliver on their promises .
My question is , how and where in all of their management responsibilities as 'PROPERTY MANAGERS' are they doing their jobs when a Tenant has to wait 9months for repairs .
There is also a history of this UNPROFESSIONAL behaviour:
1st rental property : through Foxton's was the same issue -poor follow-up of complaints and repairs.
The answer :They blamed my previous Landlord -stating he was slow to approve repairs .WhenI eventually spoke with the Landlord he was surprise , shocked and angry to learn that I had been having these issues as he had never been advised of them (his statement)After I spoke with him approval was given &repairs done within1-2 days .Apparently Foxton's would withhold and not do anything about it ?
He advised me that he would no longer use them as he had been having 'endless 'problems with them as well and he felt he was paying them to do a job he had to end up doing .
2nd property:through Foxton's -same story-Landlord does not want to pay for repairs etc or need to contact Landlord ..9months to contact & get permission from landlord for repairs ?
So..same ,story , same Company ,different Manager , different property !
Common denominator ..:
Lies and Deceit from Foxton's not only to Tenant but to Landlords -in this case .
Landlords need to ask themselves what are they paying them for an dis it value for money.
This behaviour ,Is it an indication of poor upper management or an indication that this company is finally resortiing to employing clueless people or is this plain Laziness..too lazy to even think up a different excuse ?
Or is it an EGO TRIP that they believe that their market value and portfolio is so good , therefore they are too good to make an effort any more ?
Is this a result of low morals of the actual person ,the company ,the management ..?
I would like to know .
The moral of this :
Do not judge a book by it's cover -as the quality is not in the wrapping but in the content and the deliverance as well as the FEELING that you are left with after an encounter .
